Zoning Verification Letter request:
Zoning verification is provided as a public service. The City of Omaha assumes no liability for errors or omissions associated with a zoning verification. All information used for zoning verification purposes is obtained from public records, which are available and may be inspected during regular business hours at the Planning counter on the eleventh floor of the Civic Center Building, 1819 Farnam Street.
Zoning for a particular property can be verified online or over the phone by calling the Planner Help Desk at 402-444-5150 x2063.
- Please have the address or parcel ID number for the property available
- A standard zoning verification letter will be provided for a $54 processing fee (includes an 8% Technology and Training fee), for a total of $54.00. Checks must be made payable to the City of Omaha.
- Legal description of property;
- Address or parcel ID;
- How the property is currently used; and
- An explanation of the request or a template letter describing the information being requested.
- To determine if the site complies with the current ordinance an application for site plan review must be submitted, along with an as-built survey.
Letters are processed in the order in which a complete request is received. The zoning verification letter process may take up to ten business days. Once the letter is complete, a copy will be sent via email if an email address is provided, and the original will be mailed.
