MU – Mixed-Use

The MU mixed use district is intended to accommodate projects that combine several compatible land uses into an integrated development consistent with the goals and policies of the land use and urban design elements of the city's comprehensive plan. It is the policy of the city to adopt the MU district in connection with rezoning of areas for projects that include commercial uses. The MU district allows for mixing residential environments with workplaces, shops and services in a manner that encourages these residential, commercial, office and accessory uses to occur in pedestrian-oriented mixed use centers of varying build-out sizes at those intersections designated for mixed use areas rather than in continuous strips along arterial streets. Development in the MU district must also accommodate transportation systems, surrounding environments and pedestrian movement. Projects constructed in an MU district are subject to approval through the special use permit procedure insection 55-884based on the urban design review criteria set forth in article XXII (urban design),section 55-938.
